Georgian elegance personified, rarely have we seen such a meticulous renovation of this fine period home. The property stands proudly in a plot of 1.8 acre affording views over surrounding countryside. The owners have created the perfect blend of old and new offering versatile space with large proportioned rooms ideal for a family, entertaining or working from home. The imposing double height hallway with flagstone floor leads to the hub of the home. The well appointed kitchen/family room has carved granite work surfaces, central island and fully restored bread/pizza oven and a large walk-in larder. French doors spill out onto the wide south facing patio terrace and formal gardens. The property has three further large reception rooms with both lounge and dining room having imposing fireplaces with wood burning stoves. The large utility/boot room provides access to usable two roomed cellar.
To the first floor the main bedroom provides walk-in dressing room and sumptuous en-suite bath/shower room. There are three further bedrooms and family bathroom. To the second floor are two further bedrooms, one of which has an en-suite.
The house is bathed in light with many double aspect rooms, the period features have been immaculately restored with stripped beams, original shutters, high skirting boards, panelled doors and wide stripped floorboards.
Outside the gated driveway leads to ample parking and triple garage. The delightful south facing formal gardens lead to rare fruit orchard, thoughtfully sourced and catalogued by the owner.
Location Shorne is a picturesque village offering local shops, public houses, church and primary school. Adjacent to Shorne village there is Shorne Wood Country Park, an area of outstanding natural beauty designated a Site of Special Scientific Interest for its wildlife value. The village is within easy reach of Gravesend and the Medway towns providing excellent schooling. There is convenient access to the M2 and M25 motorways linking to both Gatwick and Heathrow airports, London, Bluewater and the International railway station at Ebbsfleet offering a 17 minute link to London, and to Channel Ports. The commuter is also well served by a coach service running from the area to London, together with main line railway stations at Sole Street and Higham on the Victoria and Charing Cross lines respectively.
Directions From the A2 coast bound take the Shorne/Cobham turning. At the T junction turn right onto Brewers Road, turn first left onto Woodlands Lane. At the end of the road turn left onto Tanyard Hill. Follow through the village down Forge Lane, at the crossroads proceed straight across onto Green Farm Lane. At the T junction turn left onto Lower Higham Road and first right onto Queens Farm Road where the property will be found along on the right hand side.
Seller Insight It was my husband’s dream to live in the countryside and Queens Farms House appealed to him as it was an opportunity to renovate a grand, albeit very run-down Georgian property into the absolutely beautiful family home it is today,” says the owner.
We spent two years renovating it to the highest standard with no expense spared. We contacted the Heritage surveyors who were excited by our plans and worked alongside a specialised company we discovered the original blinds folded into the walls and were plastered over as well as uncovering Georgian fireplaces that had rested for years behind a 1930s facade.
We moved the cellar hatch from the dining room into the utility room to maximise the space and added underfloor heating in the kitchen and hallway as well as new bathrooms with roll tops baths and rainfall walk-in showers.
The historic finds continued with the renovation of the bread oven that we had converted into a pizza oven. Samples had been taken from the beams, tested and confirmed as over 400 years old whilst the lock on the front door is of a similar age and has a 7 inch long key that has seen many years of use.
Perhaps the most exciting find was the bricked-up window by the spiral staircase, the builders gently chipped away at the stone to uncover a beautiful cathedral window dating back to 1600’s. The man responsible for the upkeep of Canterbury Cathedral windows was contacted who advised repairing the crack in the glass would be expensive but we went for it anyway. The location is fabulous too, Shorne is a quiet little village but there is plenty to do in the local area, it is just a short drive to Bluewater shopping Centre and Ebbsfleet International which is ideally placed for commuting to London. Historic Rochester Castle and Cathedral are nearby and there are plenty of beautiful walks and parks and local village pubs to explore.
Queens Farm House is perfect for the modern lifestyle, its great for entertaining as doors open to the huge patio from the kitchen and living room. The garden is very private and not overlooked at all except by sheep and cattle in the surrounding fields. The orchard was painstakingly planted with 100 heritage fruit trees that were all mapped out on the computer so it’s an incredible special place to us indeed.
