This substantial and deceptively spacious village home is set on Telegraph Hill, one of the areas most highly regarded residential addresses. Set over, four floors and extending to over 3,357 square feet the property provides versatile accommodation and offers an opportunity to create a self-contained annexe or office.
The entrance loggia and hall grant access to a double garage, bathroom and cloakroom/wc. On the first floor the impressive vaulted lounge with picture windows and door to balcony take full advantage of views across the village, River Thames and London skyline about 20 miles away, this connects to the dining room. There is a well appointed kitchen/breakfast room and two double bedrooms on the same level.
On the second floor is the master suite with stairs leading to en-suite dressing room and shower room/wc.
The lower ground floor provides three further double bedrooms or could be office space as used by the current owners or annexe. The vendors consider that a walk-in shower and en-suite facilities could, relatively easily, be added to bedroom four.
Outside is an ample driveway and double garage with automatic doors. Gardens to front and rear are well stocked with mature trees and hedges, a full width patio terrace to the rear leads to gardens and a practical cellar that houses a Worcester Bosch Greenstar condensing boiler.
Location Higham village is situated between Gravesend and Rochester. In the village you will find a Post Office, Doctor's surgery, pharmacy, pubs, convenience shops, a greengrocer, and library all a five minute walk away. The village primary school, village hall, park, tennis courts and the Knowle Restaurant are approximately half way between the two parts of the village on School Lane. The commuter is well served by the main line railway station at Higham on the Cannon Street line. Charles Dickens former home, Gads Hill House is only a five minute walk as is Gads Hill School.
Directions From the A2 coast bound at Junction 1 take the A289 towards Gillingham, take the first exit signposted Higham A226 turn left at the roundabout, follow the road up the hill turning right onto Telegraph Hill just before the Sir John Falstaff Public House, follow the road up where the property will be found on the left hand side.
Vendor Interview Built in 1977, this large and extremely well-appointed six-bedroom family home enjoys a superb location on a sought after road close to the heart of the pretty village of Higham. “My wife and I bought the house from new. In fact, when we initially came across it it was still being built by the developer, we were simply the lucky ones who were the first to hear that it was coming up for sale,” says the owner.
“It’s a house that has suited our needs perfectly; I’ve always said that if I was designing my perfect home, this would be it. It has six very well proportioned bedrooms, three of which I’ve used as offices, which has enabled me to run a very successful business from home. The layout throughout the main living areas is quite traditional – separate kitchen, separate dining room etc – but the house is set into the side of sloping ground so the accommodation is arranged over differing levels, which makes it quite unique – something else that attracted us to the house. We have a lovely big dine-in kitchen, a huge lounge with a very impressive vaulted ceiling, which enhances the feeling of space no end, and off that we have a large formal dining room.
“Another feature that drew us to the property was the garden, which is quite large, although very manageable, and it wraps around the house so we enjoy a lovely outlook,” continues the owner. “The space is mainly laid to lawn, but there are pretty trees and shrubs dotted here and there, lots of places to sit out and relax, and the whole garden is edged with a mature border so we’ve always enjoyed a really good degree of privacy.”
Favourite room: “My favourite room would definitely be the main lounge with the beautiful vaulted ceiling. It’s a very large, light, bright space, and because it’s on the first floor it has a lovely view right the way across the garden.”
Favourite aspect of the grounds or surrounding area: “Higham is a super little village with a superb array of shops and amenities, all of which are a short walk away – during lockdown we’ve managed to survive on what the village alone can provide. We’re also just a stone’s throw from some beautiful countryside, and we benefit from having really good local transport links so it’s easy to get just about anywhere.”
Memorable event (if not another favourite room or unique feature): “As well as an integral double garage, we also have a very large driveway so parking has never been an issue.”
What they’ll miss most / why they are leaving: “We’ve had forty-three wonderful years in this house and it’s filled with nothing but happy memories,” says the owner. “In terms of what I’ll miss most, it will probably be the space and the adaptability of that space. It’s a great house for a large family, it’s ideal if you want to run a business from home and it’s perfect for entertaining.”
