GUIDE PRICE £1,250,000 - £1,350,000
Brimstone Cottage is a truly special and characterful home, set within a picturesque and peaceful position on Brimstone Hill in a rural part of Meopham, offering a rare combination of privacy, space and versatility within beautifully established grounds. Having been a much-loved family home for over three decades, the property has been carefully improved and extended over time, thoughtfully blending modern comforts with its inherent charm to create a warm and inviting environment perfectly suited to both everyday living and entertaining.
The main accommodation flows naturally from a welcoming entrance hall into a series of well-proportioned reception spaces, each enjoying attractive outlooks across the gardens. The main sitting room provides a cosy yet generous setting with a feature fireplace and log burner, while a further reception room offers additional flexibility as a snug or family room. The dining room sits centrally within the home, creating an ideal space for gatherings and celebrations, and connects seamlessly through to the kitchen/breakfast room, which is fitted in a classic style with a range cooker and ample workspace. A separate utility room adds further practicality to the ground floor layout.
Upstairs, the first floor continues to impress with four bedrooms arranged around a central landing, including a principal bedroom suite with its own en suite shower room. The second bedroom also has an ensuite and the remaining bedrooms are well-sized and are served by a ground floor family bathroom, making the layout particularly well suited to family life. Beyond the main house, the property excels in its breadth of additional accommodation and outbuildings. A substantial garage complex incorporates a workshop and first floor office space, along with a self-contained annex apartment complete with living area, kitchenette, bedroom and shower room, providing ideal ancillary accommodation for guests, extended family or potential home working. Further outbuildings include a range of sheds, stores and a large garden room, offering excellent versatility for hobbies, leisure or potential business use.
The grounds approaching 5 acres are a defining feature of Brimstone Cottage and enjoys a level of seclusion. The gardens are mainly laid to lawn with well-stocked borders and mature planting, creating a tranquil and established setting, with a public footpath crossing the front garden. While areas of woodland to the rear enhance the sense of privacy and connection to the surrounding countryside. The setting offers a wonderful balance of open space and shelter, with an abundance of wildlife and far-reaching views across neighbouring fields, providing a peaceful backdrop that changes beautifully with the seasons.
Brimstone Cottage offers a rare opportunity to acquire a distinctive home of genuine character and scale, combining flexible accommodation, extensive outbuildings and beautiful grounds in a sought-after village setting. Homes of this nature are seldom available and early viewing is highly recommended to fully appreciate everything this unique property has to offer.
Location Meopham itself is a highly regarded village offering a strong sense of community alongside a range of everyday amenities including local shops, eateries, leisure facilities and well-regarded schools. There are excellent transport links nearby, with mainline stations at Sole Street and Meopham providing access into London, while road connections to the A2, M2, M20 and M25 ensure convenient travel across the region, along with easy reach of Bluewater Shopping Centre and Ebbsfleet International.

Seller Insight Brimstone Cottage has been my home for the past 31 years. From the very beginning, it was my husband who truly saw its potential. I was hesitant at first - it felt like something out of a Hansel and Gretel story, charming but overgrown and tucked away in the countryside. However, I am so glad we took the leap. With its peaceful surroundings and many walks, it proved to be the perfect place to raise a family.
Over the years, we have thoughtfully modernised and renovated the property, always ensuring we preserved its character. My husband carried out all of the work himself, including the extension, which blends seamlessly with the original home. Many people have since commented on how beautiful and pretty the cottage is from the outside.
. My favourite place to be is the garden. It is wonderfully private, and although there is a footpath through the fields in front of us, it never intrudes. Were surrounded by woodland and lucky to see lots of wildlife, from woodpeckers to thrushes, with birdsong always in the background.
The garden itself is very large, with woodland at the rear that we are lucky enough to own. It has been a truly special space for both relaxation and gathering.
. It has always been the perfect home for entertaining. We have hosted Easter egg hunts most years, and it is the kind of place people naturally gravitate towards. With two lounges and space to seat up to 32 guests for dinner on one memorable occasion, it has been ideal for Christmas celebrations, christenings, and countless special moments. The flow of the house makes it both welcoming and practical for hosting.
. The community here is equally special. With beautiful walks on the doorstep and a vibrant village life - including a tennis club, craft and needle groups, and a gym, there is always something going on. It is a warm, friendly, and welcoming place to live.
What I will miss most is the peace and tranquillity, along with the many memories made here while raising my children. It truly has been a wonderful home. Now, however, it is time for a new chapter. Brimstone Cottage is one of those rare places that must be seen to be fully appreciated- it is, without question, something very special.
